Essex Manor Terms & Conditions

Registration, Payment & Fees
These terms and conditions apply to all guests, sponsors, and invitees who shall be jointly and severally liable for all charges incurred by any of them hereunder, and any increased rate for additional guests or change in length of stay.  At time of reservation, a credit or debit card will be charged for the deposit described.  Remaining charges for the reserved stay shall be charged to a card upon check-in, in addition to a security deposit authorization of $30 per night, but at least $200, unless specially otherwise set.  Cleaning fees are $35 for up to 6 nights; $50 for 7 to 13 nights; and $75 for 14 to 30 nights.  A valid photo ID (passport, drivers license or ID card) is required of each guest upon check in.  If the balance due or the security authorization cannot be paid by credit or debit card at check-in, or if a valid unexpired photo ID is not presented, or if the photo or signature does not match, the guest may not check in, and any deposit will only be refunded to the extent we are able to re-rent the room for the dates reserved, less administrative costs.  We do not accept cash.

Affordable Hotel Apartment Terms
Essex Manor provides affordable accommodations and one free parking space per hotel apartment.  Essex Manor does not provide any room supplies beyond an initial small courtesy sample of coffee, toiletries, toilet paper, etc.  No gratuities are allowed; hotel room housekeeping and bellmen services are not provided; guests must tote their own bags; there is a coin-operated laundry room; and there are fully furnished kitchens instead of room service.

Deposits to Hold Reservations
In order to reserve a hotel apartment for up to 3 nights, a 1 night deposit is required; for 4 to 7 nights, a 2 night deposit is required; for 8 to 13 nights, a 3 night deposit is required; for 14 to 20 nights, a 6 night deposit is required; for 21 to 25 nights, an 8 night deposit is required; and for 26 to 30 nights, a 10 night deposit is required.  These deposits are only fully refundable if the reservation is timely cancelled.

Extending Stay
A stay may be extended only upon written confirmation by Essex Manor and only if it will not interfere with Essex Manor’s honoring of prior reservations.

Checking In & Out Appointments
Check in must occur by appointment with the hotel manager after 3:00 p.m.  Check out must occur by appointment by 11:00 a.m. to avoid additional charges.  The fee for late check-ins between midnight and 2:00 a.m. will be $10 and $15 at and after 2:00 a.m.

Right to Refuse Service
We reserve the right to refuse service to anyone without a given reason.  We may choose not to rent to anyone too close to the requested stay or to anyone under 21, and if we choose to rent under such circumstances, we may require a sponsor and/or a greater security deposit.

We shall bear no liability in excess of a refund of amounts paid if a hotel apartment is not available when planned for any reason including but not limited to an Act of God, a need for repair, or in the very unlikely event of having to remove a guest who has overstayed, or refusal of service.

No Smoking in Rooms or Building
As a courtesy to non-smokers and for safety purposes, smoking is not allowed in the hotel apartments or within common areas. However, guests may smoke on the front porch of the hotel where there is a bench and ashtray.  If a guest smokes or leaves any type of stench in a room, at least $100.00 will be charged for extraordinary cleaning, etc., to remove the stench.

Cancellations and Refunds

For a full refund of a payment made for a reservation, Essex Manor must receive notice of the cancellation at least 1 week before stays of 9 nights or less; 10 days before stays of 10 to 20 nights; and 2 weeks before stays of 21 to 30 nights.  Cancellation requirements for multiple reservations shall be specially set.  If a reservation is canceled on short notice, the deposit will only be refunded to the extent the hotel apartment is re-rented, less all administrative costs.

No Lifeguard on Duty
There is no lifeguard on duty in the gated jacuzzi area which gate is supposed to self-lock, but could be propped open by a guest.  Guests will assure that any children they bring onto the premises who are under the age of 14 and not proficient in swimming, and/or who require supervision near pools, will be supervised at all times in or near the jacuzzi area by a responsible person who is proficient in swimming.

Payment for Removal or Damage to Hotel Property or Other Amounts Due
Hotel apartments are carefully inspected and inventoried before and after occupancy.  A guest shall be liable and their credit or debit cards and security deposits may be charged upon discovery of any hotel property removed, damaged, or stained, any mechanical or plumbing problems caused by misuse or foreign objects dropped into a low flow toilet, and any extraordinary cleaning expenses including laundry or other stain removal.  Charges shall include all labor and incidental expenses and administrative work required to repair or replace, and all resulting losses and lost income.

Misconduct, Misuse, Waste, Nonpayment or Overstay
Guests shall not waste resources, utilities, or leave air conditioning, heat, lights, or appliances on when guests are gone.  Guests shall be charged a minimum of $5.00 for each incident of waste.  No guest shall disturb the peace; create a nuisance; alter, damage, stain, or remove property; fail to maintain premises in a sanitary, healthful condition; smoke where prohibited; create any type of stench; engage in illegal or hazardous activities; or misuse or clog plumbing with foreign items.  No parties are allowed.  No pets are allowed.  Apartments may not be used for storage of excessive belongings.  Essex Manor’s agent shall have the right to enter in the event of an emergency or if violation of terms and conditions is reasonably suspected.  If a guest has not paid all charges, or fails to check out timely, or engages in or allows misconduct or violation of these terms and conditions, the guest or invitee shall lose their right to occupy said premises, and Essex Manor shall have the right to immediately remove such guest or invitee and their belongings at their expense and to charge guest and/or invitee for any resulting expenses or losses.  Security, police and/or governmental entities may be called at the discretion of Essex Manor.

Vehicles Parked in Parking Lot
A vehicle parked in our parking lot is parked at the guest’s/vehicle owner’s risk, and the hotel shall not be liable for any damage/loss.  Guests are prohibited from the sale, rental, or transfer of their right to occupy a parking space, and if any vehicle is not parked in its assigned space or if any vehicle other than the guest’s designated vehicle is left in the parking lot without written consent, the vehicle may be removed or towed at guest’s/sponsor’s/owner’s expense.

Property Left Behind or Late Arriving Mail
If any property is left behind, we will make reasonable efforts to advise the owner before disposing of same after 14 days.  Essex Manor cannot accept or hold mail or packages for anyone who is not a guest when the mail arrives.

Privacy Policy
We will not share your confidential personal and credit information with any outside entity.

Entire Agreement & Attorney’s Fees
This is the entire agreement between the parties.  If any terms or conditions are found to be invalid or unenforceable, the remaining terms and conditions shall remain in effect.  Any waiver of any term, shall not constitute waiver of that term again, or any other term.  In the event of a breach or any other dispute or claim arising out of a stay, all parties agree that the action must be filed and litigated in Los Angeles, California.  For any action based upon breach of contract, the prevailing party shall be entitled to recover reasonable attorney’s fees, costs, and expenses, from the other party or parties, whether a court action is filed or not, which may be collected from a security deposit.
